We are proposing la Bastida (cottage in Occitan), a vast Gascon stone house located in the middle of fields and woods, built on its site with private access and settled in a wide garden of over 6000 m² (7175 yd²), offering both shaded spaces under the locust trees and sunny areas around the swimming pool (saltwater) or in the orchard, all enjoying a calm and wooded environment. Thanks to its ideal location, the property has the advantage of having no vis à vis from any of the rooms!

It should be noted that La Bastida is located 2.5 km from Castelnau des Fieumarcon (Lagarde Firmacon castle), regarded as a very popular site and unique place for weddings by our British friends.
The house is an old Gers farmhouse renovated in 1980 with traditional materials, originally consisting of two independent bodies which are now connected by a central volume giving access to the four bedrooms, the bathrooms and a mezzanine.
La Bastida was awarded a 3☆ ranking by Atout France in September 2022.
The dwelling, offering a habitable surface area of 225 m² (2422 ft²) spread over 3 levels, comprises on the upper floors four large bedrooms (12 to 14 m² = 129 to 150 ft²) spread over the two wings, one on the north side (level +1), the other on the south side ( level +2), as well as a bathroom and a shower room; it can accommodate 8 to 9 people (double bed 160×190 63"×75" | double bed 160×190 63"×75" | 2 single beds 90×200 35"×79" | 2 bunk beds 90×200 35"×79" + 1 single bed 80×190 32"×75" + 1 single folding bed 80×190 32"×75"). A cot and a baby seat can be made available on request. The sleeping area is protected by a smoke detector.
On the ground floor a comfortable fitted kitchen (gas cooker with 4 burners, electric oven, microwave oven, fridge, dishwasher) also allows meals to be taken there. Note that the main kitchen window provides a direct monitoring of the large 40 m² (430 ft²) private swimming pool which is normally accessible from mid-June to mid-September.
It is also possible - and even strongly advised - to settle on the covered terrace close to the kitchen, which opens onto the garden in the west; you will find there an extensible table, comfortable armchairs and a wide remote parasol offering extra shadow at the beginning of the afternoon; a mobile barbecue is available and can be installed nearby. A kitchen contiguous back-office is fitted with a large deep freezer, washing machine and tumble dryer as well as a board and iron.
At the +1 level of the south wing, a large living room of 70 m² (753 ft²) - comprising the lounge and a dining room which are crossed by an imposing stone fireplace - offers a space of calm far from the pool. It is equipped with a Fransat satellite HD television, a fixed telephone line as well as a unlimited fibre internet access with Wi-Fi. In front of the house, a shaded parking area can easily accommodate 2 to 3 cars.
♦ Please note that the premises are strictly non-smoking. ♦ Pets, educated and fully vaccinated, are welcome but, although located far away from any road, the garden is not fenced. However, dogs under categories 1 or 2 (according to Law No. 99-5 of 6/1/1999) are not accepted. ♦ Due to the presence of stairs, the logis is not recommended for people with reduced mobility. ♦ By French law, the rental is subject to a "seasonal rental" contract.
We welcome you in Occitanie, in the Lectourois, in the heart of Lomagne Gersoise, a typical country region, but the city is not very far: Auch is a 45-minute drive, Agen (SNCF train station) is 40 minutes by car, Toulouse (whose Blagnac International Airport is 1.5 hours by car) and Bordeaux (is 2 hours by the A62 motorway). This map allows you to better locate ourselves in the hamlet of Sens, located near Marsolan (if necessary, zoom slightly to see La Bastida appear):
Gascony offers you breath-taking “bossus” (=hilly) landscapes, punctuated by a succession of hills, some planted with oaks, the other covered with sunflowers in summer, and this, under a sky most of the time of a bright blue. A rich historical heritage will seduce you during your visits and you will be spoiled for choice to discover the gastronomic table that will delight your taste buds. The city of Lectoure is about ten minutes by car: you will find many shops including a large modern supermarket, multiple restaurants, several banks with cash-distributors, general practitioners, pharmacies, a post office and a cinema, not to mention its village of the “brocanteurs” in the castle of Counts of Armagnac. A picturesque market animates the central artery that turns to be pedestrian on Friday morning. The city of Lectoure is well known for its thermal cures, its “Photographic Summer” festival created in 1990 and the “Melon Festival” in mid-August. These activities are announced on the website of the Tourist Office.
The region offers many cultural and / or sports activities which are outlined hereafter.

The rates and conditions presented below are applicable only for rentals made without an intermediary. The particular conditions announced on rental platforms are therefore not necessarily applicable here (and vice versa).
Cleaning charges and the communal residence tax are included in the price therefore no supplement will be charged. However, during your stay, an extra cleaning service is possible on request against payment (32 €/h).
For stays of one week or more, we provide bed linen (sheets, pillows and duvet covers for people sensitive to cold) as well as common linen (dish towels, shower mats), but neither bath towels nor pool towels are included.
In very high season, the rentals are always made on a weekly basis (7 nights), counted from Saturday late afternoon to the following Saturday morning. Derogations from these conditions are sometimes possible for longer rental periods or different seasons: please contact us.
For the other seasons, the rental is for a minimum period of 7 nights, the days of arrival and departure remaining at your choice.
Upon receipt of your formal booking request, we will confirm the availability of La Bastida for the desired period; this will have the effect of changing the status of this period on the calendar, from “free” to “under application”, thus giving you the priority for this period. We will then ask you to confirm your reservation within 5 working days by an instalment (30% of the rental price), otherwise the period will be reopened for rent. The balance must be paid for part by bank transfer 10 weeks before the date of your arrival and for the rest by cheque drawn on a French bank or in cash (in €) at the latest upon your arrival. Note: If the reservation is made within 10 weeks of the scheduled arrival date, we will then ask a confirmation instalment equal to 50% of the rental price.
You will be asked for a guarantee deposit of 500 € – by cheque drawn on a French bank or in cash – upon your arrival. This amount, after deduction of the amount of any rental repairs, will be returned to you no later than 10 working days after the handing over of the keys at the end of the rental.
NB: Please note that we are not able to accept foreign bank cheques, vacation cheques or card payments.
By legal provisions, the rental will be the subject of a standard “seasonal rental” contract.
If you were unable to reach La Bastida due to a decision by the authorities establishing confinement and/or limiting travel, the case of “force majeure” would be proven and the amounts paid would then be fully reimbursed.
We suggest you to read the template of the Lease Agreement of Seasonal Rental that will be proposed to you when booking your stay via our site. Please note that French law requires the tenant to formally accept such a contract. 😊
